The estimate you sent that went quiet.
You priced it, you sent it, and then nothing. Chasing it feels like begging, so it sits there. Most of those were never a no. They were just never followed up.
Most owners have one. A calculation, a form, a step that lives in one person’s head. I turn it into something the whole crew can use, on any phone, anywhere.
We are not replacing your business. We find one thing you repeat every week that costs you time or waits on you.
None of these are a website problem. All of them cost an owner the same thing, which is the part of the week they never get back.
You priced it, you sent it, and then nothing. Chasing it feels like begging, so it sits there. Most of those were never a no. They were just never followed up.
By the time you wipe your hands and call back, they have already booked the next guy. The work was yours. The phone just rang at the wrong minute.
Always the same question, always to you, because the answer has never lived anywhere except in your head. It is not that nobody can learn it. Nobody can look it up.
Labor, materials, the change nobody wrote down, the extra day. You find out whether it was worth doing weeks after you could have done anything about it.
A contractor running forty jobs at once. The numbers were right. He just could not see them.
He was pinching and scrolling to get from the purchase price to the profit, on a sheet built for a desktop screen, sitting in a coffee shop. Nothing about his math was wrong. He had just never had it anywhere he could use it.
We all like a good Excel spreadsheet.
It is a good spreadsheet. It just never leaves the desk.
A contractor, over coffee, September 2026
This one is mine. I flip houses. I used to walk a property, then I had to go back home to my home office to run the numbers. Now I run them as I walk out of the house.
It does not have to be a spreadsheet. It can be the form you retype every time, the price you work out in your head, the checklist that lives on paper in the truck, or the same three questions you answer over the phone every week. If you already do it, it can be built.
The calculator is not the point. What matters is that it started as a spreadsheet.
Purchase, rehab, holding and sale costs, financing, and a straight answer on whether the deal works. Same math that was in the spreadsheet, on any phone, no sign-up.
Open the tool Built for myselfWhat a house actually returns when it is rented by the room instead of whole, side by side, so the decision is a picture rather than an argument.
Open the tool
You hold up your phone and they scan it, or you text it to them. It opens on their phone: your face, your name, what you do, and every way to reach you one tap away. Saving your number takes them one more tap, so you are in their contacts before they put the phone down.
The voicemail that never got returned. The busy line. The call you watched come in and could not take. None of those come back on their own. This one does: they leave it on your card instead, and it lands in your email and your CRM by itself, typed out, with their name and number on it and a read on how urgent it sounded.
What do you open every week that should have been a tool by now?
